SPECS
Plans and specifications supplied
and paid for by the Owner.
BUILDING PERMITS AND
FEES
Building Permit is paid for and
provided for by the Owner.
EARTHWORK/GRADING
Excavation, Backfilling, and
grading are for the foundation areas only unless otherwise stated. The
foundation cuts shall not exceed 4 feet in depth. Any additional depth
will be charged as a change order. No rockeries, landscaping, topsoil,
etc. are included in this bid.
All excavation materials will
remain on the site. No material export is included in this bid.
Excavation is an allowance.
Trenching for power includes trench
and backfill, conduit may be required due to soils conditions and will be a
change order if required.
All fees to the power and water
districts are paid by the owner.
Pitrun is considered for backfill
in the garage.
TEMPORARY
FACILITIES
A temporary power pole will be
installed.
Electrical bills will be paid by
the owner.
All utility expenses will be paid
by the Owner.
A temporary toilet facility will be
installed and paid for by the contractor.
Propane heaters will be included
for temp heat during drywall installation if required. Fuel will be provided
from the owners tank.
All non combustible construction
debris will be picked up and removed from the site by the contractor. All
combustible materials will be left on site for the owner to burn or dispose
of.
FOUNDATION
Walls and footings are of a
concrete mix in accordance with the local building ordinances.
Refer to the drawings for the sizes
of walls and footings and amount of steel reinforcing. This shall be in no
way less than the minimum code.
Foundation walls are to be stepped
based on grade. Any additional depth will be charged as a change order per
the terms of the contract.
No walls over 4 high are
considered
Garage walls are 2 high and
backfilled with select backfill and compacted.
FLATWORK
Concrete flatwork in garage
only.
All floors will be poured over
select backfill that has been compacted.
Concrete floors are hard
troweled.
The driveway will be gravel per the
allowance.
Floors will be 3 ½ thick 5 sack
concrete with fibermesh or rebar.
Use of chemicals or snow melt
products on concrete will cause concrete to spall. Spalling will not be
covered under the builders warranty.
FRAMING
All exterior walls will be 2x6
construction with 1/2 CDX plywood or 7/16 OSB sheathing on walls per plans.
All floor joists, trusses, rafters,
beams, and framing steel to be mill certified per the drawings.
See the drawings for all sizes and
gauges.
Seizemic straps and hardware per
plans.
SIDING
All exterior walls to have 15# felt
or Tyvek building paper under the siding
Cedar bevel lap siding has been
priced
The exposed 2nd story
will be cedar shingles.
Fascia and all trim will be tight
knot cedar
Corners & trim to be 1x4 and
1x3 tight knot cedar
Porch soffit to be rough sawn T1-11
Eaves to be open
Porch posts per plan
All deck and porch materials will
be provided by the contractor
Contractor will frame the porch and
deck and build the railing systems

installation in a timely and professional manner.
FIREPLACE
Allowance for fireplace is

Interior face of fireplace will be
covered with a river rock face and the exterior will match the plans and be
cultured stone as well.

One Coat Clear or Semi-Trans on Body Spray Second Coat. Trim gets 2 Coats
Brushed and Rolled of Semi-Trans or if Paint is requested we will use 100%
Acrylic Satin.
Caulk millwork to walls and putty
millwork. Shcedule to do putty prior to carpet and do caulking during
final touch up.
Prep & paint with semi-gloss
alkyd enamel on front door inside and out.
8 hrs of touchup per house
included, additional would be at $40/hr. Touchup due to imperfections caused by
Claffeys will not affect your 8 hours.
CLEANUP
The building will be completed in a
generally clean.
Interior to include vacuuming of
carpets and cabinets. Clean all woodwork, windows, inside and out,
plumbing fixtures, appliances, floors and light fixtures.
Dump fees and hauling of debris by
contractor.
OCCUPANCY
Final inspection approval of the
building permit by the building inspector shall constitute substantial
completion. A final walk through with the owner will be completed prior to
Senger Construction LLC leaving the site.
